A review of documents in the chain of title as provided by client; <br /> • Visual inspections of the site to note locations of features, such as tanks, wells, pipelines, <br /> transformers, soil staining, distressed vegetation, and/or possible contamination; <br /> • Visual survey of the area (within one half mile of the site) to note facilities which may use <br /> chemicals or materials which,by their nature,present a potential concern for the site; <br /> • Review of any client provided "as-built" drawings, infrastructure/utility plans, aerial photographs; <br /> • Preparation of a report of findings including a qualitative evaluation, mapping, photographs, and <br /> recommendations for additional investigation, if potential concerns are identified. <br /> A <br /> If sampling, analysis, and remedial actions are recommended they will be separately authorized prior to <br /> proceeding. <br /> Information Supplied by Seller and/or Buyer (CLIENT): <br /> Copies of the following will be provided to M.J. A fifty- <br /> year title search may provide more extensive documentation detailing past land usage than a preliminary title report. In addition to the <br /> added cost of obtaining a title search,there will be an extra$100 dollars charged by M.J.Kloberdanz&Associates to review the fifty <br /> year chain and incorporate this information into the site assessment report. <br /> Our assessments are conducted according to ASTM standards and satisfy the requirements of most <br /> lenders. However,we can include any additional information as needed. Based on the information you <br /> have given us we can conduct the Phase I service for$ <br /> Three copies of each report will be provided unless additional copies are requested prior to the <br /> assessment. All work will be conducted by a California Registered Assessor and an average <br /> assessment and report will take two to three weeks to delivery date once authorization to proceed is <br /> received. I have included an example of the type of release we will need to access the property and <br /> public records such as the Assessor's files. If you would like us to proceed with the above assessment, <br /> please have the deed holder(s) sign the release and mail it back to us along with a signed copy of this <br /> proposal authorizing the work to proceed and agreeing to the terms of payment.
