The owners of APN 209-070-01 and 03 shall execute the <br /> Irrevocable Offers and Agreements to Dedicate Road for a <br /> twenty-five foot (251 ) wide right-of-way along the west <br /> property line from south property line of Parcel #1 to <br /> Grantline Road. <br /> g. The frontage improvements for the Grantline Road across the <br /> frontage of Parcel #2 shall be constructed in conformance with <br /> the standards for one-half of an 84-foot right-of-way farm or <br /> estate subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of <br /> a Deferred Frontage Improvement Agreement, prior to approval <br /> of the Parcel Map. (A $250. 00 fee is required for processing <br /> per Ord. No. 3337 in addition to a copy of the Grant Deed and <br /> an estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works for approval. As <br /> an option the Department of Public Works will prepare the <br /> drawing with estimate for an additional fee of $100. 00 . ) <br /> 2 . ENVIRONMENTAL HEALTH <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed <br /> indicating that the area is suitable for septic tank usage. <br /> A permit for the percolation test is required from the <br /> Environmental Health Division, if the soil suitability study <br /> is favorable. <br /> b. The sewage disposal system shall comply with the rules and <br /> regulations of San Joaquin Ordinance No. 549 prior to <br /> Improvement Plan approval. A percolation test and a sewage <br /> disposal area as determined by the percolation test are <br /> required for Environmental Health Division approval. A permit <br /> for the percolation tests from the Environmental Health <br /> Division is required. <br />
