All conditions of approval.and all applicable impacts and mitigation measures identified <br /> in the SP III plan and SP III EIR are to be met prior.to filing of any:of the project's Final <br /> Maps unless specifically noted under a condition and"shall be*in compliance with the <br /> MHCSD standards and specifications and as directed by the MHCSD General Manager. <br /> The MHCSD General Manager may defer a condition if l,ondtrig is provided.and it can <br /> be demonstrated,to the'satisfacteon of th6-MHCSD�`General Mana_ger•tt at lfjs.`hot <br /> required for the phase ofTra_ct 3646 being developed <br /> J. All publiclands shown on°the­tentatiV'e rnap shall be dedicated or:offeri?d for dedication <br /> to MHCSD at the time of approval.of the,Final Map.in accordance.with_the PLEP <br /> Oedinance, if applicable: <br /> K. All street sections shall meet all applicable State Fire Code*requirements as determined <br /> by the MHCSD General Manager. , <br /> L. Groundwater rights shall be dedicated to the MHCSD upon approval of Final Maps. <br /> M. Whenever all or any portion of a local or arterial street is-constructed, the improvements <br /> shall include the installation of all streetlights. The.Neighborhood photometric layout and <br /> calculations verifying compliance with MHCSD Street Light and Illumination Standards <br /> shall be provided as required by the MHCSD Design Manual and as determined by the <br /> General Manager. <br /> N. Restricted access shall be shown on"the Final Map and shall be in accordance with the <br /> Master Plan, the Design Manual, and the MHCSD's Specifications and as determined by <br /> the General Manager. <br /> I O. 'The developer shall contribute fair share of items of SB 221 report that addresses the <br /> community's potable water supply needs prior to filing of any of the project's Final Maps. <br /> P. Recycling of construction wastes, such as wood and metal, shall be made part of the <br /> improvement plans and construction specifications for contractors in compliance with <br /> MHCSD requirements. Condition shall be met before approval of final maps. <br /> Q. The General Manager shall have the flexibility to implement alternative funding of the <br /> various improvements subject to existing agreements and ordinances. <br /> R. All residential buildings shall be wired per specifications in the"Low Voltage <br /> Construction Pre-wire Guidelines"and other specifications provided by the MHCSD. <br /> 1 <br /> S. The project shall comply with the Fire Protection flan as determined and required by the <br /> MHCSD General Manger. <br /> 2. Record Drawings: Record Drawings shall be provided prior to acceptance of the <br /> improvements by the MHCSD. Record Drawings shall also be provided in digital format <br /> consistent with MHCSD File Format,which includes Tentative reaps, Final maps, <br /> improvement plans and other plans and maps as requested by MHCSD. <br /> 3. Final Map Digital File: A digital file of the Final Map shall be submitted to the MHCSD and <br /> to the Community Development Department. The digital file format shall be consistent with <br /> requirements of the County Assessor and Community Development Department GIS <br /> division and the MHCSD digital file format. Condition shall be met prior to approval of Final <br /> Map. <br /> 4. Geotechnical Report: All infrastructure designs shall be shown on the grading and <br /> improvement plans and shall comply with and incorporate the recommendations of the <br /> a <br /> 15 <br />
