Construct"F"Street from Central Parkway to the North property line of Delta College <br /> campus prior to issuance of first building permit. <br /> j L. The Right Of Way of"F" Street shall be secured prior to filing of the Final Map. <br /> M. Signs, Striping, and Pavement Markings, and other traffic control devices shall conform <br /> i to the Federal MUTCD as amended by the California Supplement, and as stipulated in <br /> r the MHCSD Standard Details and Specifications. <br /> N. Advance street name signs, shall be provided and installed on Central Parkway on the <br /> approaches to"F" Street (east and west bound)and westbound approaching"C"and"E" <br /> l } Street entrances to Altamont Heights. <br /> O. A traffic signal shall be installed at the intersection of"F"Street and Central Parkway <br /> prior the issuance of the first building permit. <br /> P. Trees installed shall have a minimum setback of 11-feet from traffic control signs. <br /> Q. Sight distance and intersection visibility and clearance shall be provided in accordance <br /> with MHCSD Standard Details 280, 281, and 282. This should be a consideration <br /> 6 included in the proposed design of the retaining walls at intersections, and landscaping <br /> plans. Visibility shall be maintained within the sight triangle. <br /> R. Unless the project has already been constructed or bonding for the project exists to the <br /> satisfaction of the MHCSD, the applicant shall bond and construct the phases of a four- <br /> lane 1-205 freeway overpass, as shown in the Master Plan and the project's traffic study, <br /> i for Mountain House Parkway per Caltrans and MHCSD standards; construction may be <br /> phased. Timing:funding or bonding prior to or with approval of first Final Map for Tract <br /> 3646; first phase construction completion prior to issuance of the first residential building <br /> permit within Tract 3646. <br /> S. The applicant shall bond and construct on a phased basis applicable roadway sections <br /> as depicted on the Tentative Map per MHCSD standards with appropriate approach and <br /> departure intersection channelization. Timing:funding or bonding prior to approval of <br /> each affected Final Map for Tract 3646 as determined by the MHCSD; construction <br /> commencement prior to issuance of first residential building permit in Tract 3646 that <br /> warrants the improvements as determined by MHCSD, <br /> T, Street Improvements: All streets within the development and as shown on the Tentative <br /> �= Map shall be improved by the developer according to the following: <br /> a. Standard Policy: As a condition for allowing the subdivision, the MHCSD requires <br /> 177 the subdivider to improve all streets shown on the Tentative Map as well as other <br /> F public rights-of-way that may be created to facilitate the development in accordance <br /> ii with the Community Approvals and the traffic study, as required by the Master <br /> Acquisition and Reimbursement Agreement. The street improvements shall include <br /> all street pavement, curbs, gutters, sidewalks, landscaping, lighting, signs, <br /> underground utilities, etc. <br /> b. Allowed Exception to the Standard Policy: The MHCSD may allow partial street <br /> improvements for roads associated with the Tentative Map. Under this exception, <br /> the completion of the full street improvements will be the responsibility of future <br /> adjacent developments.
