1 <br /> , <br /> PROJECT _DESCRIPTION <br /> F _ <br /> PROJECT LOCATION <br /> The proposed Altamont Heights Tentative Map project(hereinafter referred to as the <br /> "proposed project") is located within the Mountain House Community.that is located in San <br /> Joaquin County adjacent to the Alameda County line and between Interstate 205 (I-205) and <br /> Old River. As shown in Figure 1-1, the proposed project is located south of Grant Line Road <br /> and the Grant Line Village homesites, and east of the San Joaquin/Alameda County line in <br /> the southern portion of the Mountain House Community. The site address is 20058 West <br /> Grant Line Road,Tracy,California. Current access to the project site is via a 30-foot wide <br /> easement from Grant Line Road that serves several properties, including the project site and <br /> property to the west of the site. Access to the proposed project will be via I-205, Mountain <br /> House Parkway, Grant Line Road, Central Parkway, and"F" Street. <br /> A riparian corridor extending in a southwest/northeast direction bisects the property. <br /> Approximately one-third of the project site is located to the northwest of the riparian corridor <br /> and the remaining 70 percent of the property is located to the southeast. The site has been <br /> dry farmed,producing oats for cattle feed. An existing house and outbuildings occupy a <br /> FI small portion of the property and are located to the northwest of the riparian corridor. The <br /> project site consists of rolling to steeply sloping areas that vary in elevation from <br /> approximately 152 to 190 feet(MSL). The high point of the property is located in the <br /> southeast corner. Refer to the aerial photograph of the project site and vicinity in Figure 2-1. <br /> The property is designated as Assessor's Parcel Number. 209-070-26 and contains 12.72 <br /> ' acres. <br /> Development within Mountain House Community . <br /> The proposed project is located within the College Park at Mountain House Specific PIan III <br /> area(College Park area),which was adopted by the County in 2005. The College Park area <br /> covers Neighborhood A/B and a portion of Neighborhood D. Currently within Mountain <br /> House,Neighborhoods E,F, and G are under construction. Wicklund Elementary School in <br /> Neighborhood F is in full operation. Parks and landscaping also have been completed in <br /> Neighborhood F. Half of the development in Neighborhood E has been completed, including <br /> landscaping. Construction of the Bethany School in Neighborhood E is anticipated to begin <br /> August 2006 (Lebo, 2006). Drainage and restoration improvements to Mountain House <br /> Creek (which flows through the community) are also under-construction as proposed in the <br /> approved Mountain House Storm Water Master Plan Update.
