ti <br /> M KLEINFELDER <br /> r. <br /> -J 1 SUMMARY <br /> rl A Phase I Environmental Site Assessment (ESA) and Limited Soil Sampling and Analysis was <br /> conducted of the approximately 13-acre property located south of West Grant Line Road in <br /> _r Tracy, California for Pegasus Development. The subject site is currently a fallow field adjacent <br /> and east of a residence located at 20058 West Grant Line Road, and is proposed as commercial <br /> rdevelopment. This assessment has revealed the following information associated with the <br /> subject site: <br /> j 1) On properties with a history of agricultural use, such as the project site, many <br /> underground pipelines may exist. It was common for said pipelines to contain asbestos <br /> (e.g. "Transite"pipe). <br /> 2) Because of the historical agricultural use of the site, environmentally persistent pesticides <br /> may be present on site. Kleinfelder conducted limited soil sampling and analysis for <br /> organochlorine pesticides as part of this scope of work. Our findings are summarized in <br /> Section 8 of this report. <br /> +. 3) Debris is scattered throughout the approximate 1-acre yard surrounding the adjacent <br /> residence at 20058 W. Grant Line Road. The debris piles include scrap metal such as <br /> wires, pipes, paint containers, appliances, corrugated metal, mechanical and motor parts, <br /> I� I wood, and PVC pipes. Two automotive batteries and a refrigerator are among the debris <br /> located west of the residence. Debris around the western side of the garage includes 5- <br /> gallon and 3Y2-gallon unlabeled metal containers and three 1-gallon motor oil containers <br /> I in a bucket. Debris piles south of the shed contain two automotive batteries, an <br /> approximate 5-gallon mobile tank with a hose, an empty 1-gallon oil container, and <br /> rusted 1-gallon gasoline can in a bucket. <br /> 4) Two burn piles and a burn canister are located east of the shed associated with 20058 W. <br /> Grant Line Road. <br /> 1 <br /> 5) Two 55-gallon drums were observed on the adjacent property at 20058 W. Grant Line <br /> Road, one associated with the residence and one north of the garage. <br /> 6) A domestic well situated on a concrete pad is located southeast of the residence at 20058 <br /> FiW. Grant Line Road. <br /> 7) A portable AST is located south of the shed on the adjacent residence at 20058 W. Grant <br /> Line Road. <br /> 8) An approximately 5-foot tall soil pile is located in the southeast corner of the yard <br /> associated with the adjacent residence at 20058 W.
