ti
M KLEINFELDER
r.
-J 1 SUMMARY
rl A Phase I Environmental Site Assessment (ESA) and Limited Soil Sampling and Analysis was
conducted of the approximately 13-acre property located south of West Grant Line Road in
_r Tracy, California for Pegasus Development. The subject site is currently a fallow field adjacent
and east of a residence located at 20058 West Grant Line Road, and is proposed as commercial
rdevelopment. This assessment has revealed the following information associated with the
subject site:
j 1) On properties with a history of agricultural use, such as the project site, many
underground pipelines may exist. It was common for said pipelines to contain asbestos
(e.g. "Transite"pipe).
2) Because of the historical agricultural use of the site, environmentally persistent pesticides
may be present on site. Kleinfelder conducted limited soil sampling and analysis for
organochlorine pesticides as part of this scope of work. Our findings are summarized in
Section 8 of this report.
+. 3) Debris is scattered throughout the approximate 1-acre yard surrounding the adjacent
residence at 20058 W. Grant Line Road. The debris piles include scrap metal such as
wires, pipes, paint containers, appliances, corrugated metal, mechanical and motor parts,
I I wood, and PVC pipes. Two automotive batteries and a refrigerator are among the debris
located west of the residence. Debris around the western side of the garage includes 5-
gallon and 3Y2-gallon unlabeled metal containers and three 1-gallon motor oil containers
I in a bucket. Debris piles south of the shed contain two automotive batteries, an
approximate 5-gallon mobile tank with a hose, an empty 1-gallon oil container, and
rusted 1-gallon gasoline can in a bucket.
4) Two burn piles and a burn canister are located east of the shed associated with 20058 W.
Grant Line Road.
1
5) Two 55-gallon drums were observed on the adjacent property at 20058 W. Grant Line
Road, one associated with the residence and one north of the garage.
6) A domestic well situated on a concrete pad is located southeast of the residence at 20058
FiW. Grant Line Road.
7) A portable AST is located south of the shed on the adjacent residence at 20058 W. Grant
Line Road.
8) An approximately 5-foot tall soil pile is located in the southeast corner of the yard
associated with the adjacent residence at 20058 W. Grant Line Road.
55568.P01/ST05R488R/LTV:Iv Page l of 30
1112001 Kleinfelder,Inc. June 1,2005
FJ
