1i <br /> i w <br /> ' MOUNTAIN HOUSE PROPOSED AI.TAMONT HPIGHTS TENTATIVE MAP 2.0 PROJECT DESCRIPTION <br /> I <br /> The County Board of Supervisors adopted Mountain House Specific Plan II in February <br /> 2005. Shea Homes and Trimark Communities, LLC,propose to subdivide parcels and <br /> develop residential, commercial,and public/recreational uses within Neighborhoods C, H, I, <br /> and J of Specific Plan II. Neighborhoods I and J are north of Byron Road and Neighborhood <br /> H is just south of Byron Road. <br /> The Board of Supervisors adopted Mountain House Specific Plan III in November 2005. <br /> 1 This is the third specific plan approved under the Mountain House Master Plan(MHMP). <br /> 1 The area of Specific Plan III includes the southernortion of the community,ty, primarily south <br /> of Grant Line Road and north of I-205. Specific Plan III contains a mix of residential <br /> Fit densities, commercial/office uses,limited industrial uses, elementary schools, neighborhood <br /> parks, a high school, and a college component to accommodate a community college. In <br /> addition, a 31.3-acre community park will be developed in the southwest portion of <br /> Neighborhood AIB. Open space corridors are planned along the major power and gas-line <br /> easements that extend through Mountain House. The Altamont Heights subdivision is a part <br /> of Neighborhood AIB. <br /> PROJECT DESCRIPTION <br /> The project site is included in the Mountain House Master Plan(MHMP) and Specific Plan <br /> III, and was evaluated as a part of the environmental analysis that was conducted in 1994 <br /> (MEIR.) and in 2005 (SPIIIEIR). The applicantiproperty owner, Golden State Investments II, <br /> LP, is requesting approval of a Major Subdivision and a Development Agreement in <br /> accordance with the Master Plan and Specific Plan III. In addition to these submittals, the <br /> applicant is requesting Amendments to the General Plan, Master Plan,and Specific Plan III. <br /> The tentative map for the major subdivision includes the following information and plans: <br /> Street Lighting Plan <br /> Second Unit Plan <br /> Circulation and Transit Plan <br /> Site Landscape, Fencing&Wall Plan <br /> Street Landscape Plan <br /> The Tentative Map, Second Unit Plan,and the Circulation and Transit Plan are included at <br /> the end of this chapter as Figures 2-2 through 2-4. <br /> Tentative Map <br /> The tentative map depicted in Figure 2-2 shows the 12.7-acre site subdivided into 53 parcels <br /> ranging in size from 5,746 square feet to 13,452 square feet. Figure 2-3 identifies the six lots <br /> designated with second units. These lots are located in the northern portion of the project site <br /> around"A" and"B" Courts and range in size from 7,904 square feet to 11,813 square feet. <br /> Figure 2-4 illustrates the Circulation and Transit Plan. The project site will be served through <br /> two entry points off of"F" Street,which is accessed from Central Parkway. The interior <br /> streets all have sidewalks along both sides of the street.
