1
F
MOUNTAIN HOUSE PROPOSED ALTAMONT HEIGHTS TENTATIVE MAP 2.0 PROJECT DESCRIPTION
fl
riparian corridor is evident in the aerial photo in Figure 2-1. Project pians call for filling in
the riparian corridor and piping the surface water through the property to Mountain House
W Creek, north of the project site. Removing the riparian corridor and the neighborhood entry
at the intersection of"F" Street with the Delta College site will require changes to the
following tables, maps and/or plans in the Master Plan and Specific Plan III documents.
Table 2-2
Master Plan and Specific Plan III
F
Table and Map Changes
F41 Master Plan Specific Plan III
Table 3.1 Land Use Summary Table 3-1: Land Use Summary by Neighborhood
Table 3.2 Land Use by Neighborhood Table 3-2: Master Plan Land Use Designation in SPIII
Figure 3.5: Master Plan Designations Figure 1-3: Master Plan Designations
Figure 3.8: Master Plan Designations—South Area Figure 3-2: Land Use Map and Residential Buildout
Figure 4.18: Community Entries Location Plan Figure 3-4: SP III Zoning Diagram
Figure 71: Recreation and Open Space Plan Figure 4-1: Illustrative Concept Plan
Figure 4-2: Landscape Framework Diagram
Figure 4-19: Entries Location Plan
Figure 7-1: Recreation and Open Space Plan
PROJECT DETAILS
P
Site Planning/Architecture
With the exception of eliminating the riparian corridor, the tentative reap reflects a layout as
dictated by policies in Specific Plan III. Architectural details or product types are unknown
Fill
at this time. When individual building plans are submitted to San Joaquin County, the
architectural themes and designs must comply with the Mountain House Community
Services District(MHCSD)Design Manual (Pegasus Development, 2006).
Landscaping
The edges of the proposed project are defined by the landscape requirements as indicated in
PSpecific Plan III and as shown in Figure 2-5 at the end of this chapter. Along the north and
west side of the project site, the development is located adjacent to the Grant Line Village
boundary. Due to the topography, the tentative map indicates that a retaining wall, varying in
height from four to seven feet, would be installed along the north boundary of the site. A five
foot maintenance easement will extend along the north side of the retaining wall. South of
the retaining wall will be an eight-foot landscaped buffer and an agriculture fence. In the
northwest corner of the project site, behind Lots 1 and Lots 52 and 53 will be an agriculture
fence that will be located on the property line. A retaining wall four feet high or less would
be installed along a portion of the southern boundary of the project site as well as a five-foot
F1 2-5
4
