2 PRQJE'CT :DESCRPTION } is PROJECT LOCATION The proposed Altamont Heights Tentative Map project(hereinafter referred to as the "proposed project") is located within the Mountain House Community.that is located in San Joaquin County adjacent to the Alameda County line and between Interstate 205 (1-205) and Old River. As shown in Figure 1-1, the proposed project.is located south of Grant Line Road and the Grant Line Village homesites, and east of the San Joaquin/Alameda County line in the southern portion of the Mountain House'Commuinity. The site address is 20058 West Grant Line Road,Tracy,California. Current access to the project site is via a 30-foot wide easement from Grant Line Road that serves several properties, including the project site and property to the west of the site. Access to the proposed project will be via 1-205, Mountain House Parkway, Grant Line Road, Central Parkway, and"F" Street. A riparian corridor extending in a southwest/northeast direction bisects the property. Approximately one-third of the project site is located to the northwest of the riparian corridor and the remaining 70 percent of the property is located to the southeast. The site has been i dry farmed, producing oats for cattle feed_ An existing house and outbuildings occupy a 4 small portion of the property and are located to the northwest of the riparian corridor. The E project site consists of rolling to steeply sloping areas that vary in elevation from approximately 152 to 190 feet(MSL). The high point of the property is located in the southeast corner. Refer to the aerial photograph of the project site and vicinity in Figure 2-1. The property is designated as Assessor's Parcel Number: 209-070-26 and contains 12.72 F acres. a Development within Mountain House-Community The proposed project is located within the College Park at Mountain House Specific flan III area(College Park area),which was adopted by the County in 2005. The College Park area covers Neighborhood A/B and a portion of Neighborhood D. Currently within Mountain House,Neighborhoods E, F, and G are under construction. Wicklund Elementary School in Neighborhood F is-in full operation. Parks and landscaping also have been completed in Neighborhood F. Half of the development in Neighborhood E has been completed, including landscaping. Construction of the Bethany School in Neighborhood E is anticipated to begin August 2006 (Lebo, 2006). Drainage and restoration improvements to Mountain House Creek(which flows through the community) are also under construction as proposed in the approved-Mountain House Storm Water Master P1an'Update. .(Refer to the aerial photo in Figure 2-1.) .
