CONDITIONS OF APPROVAL <br /> PA-0700030 <br /> Duncan <br /> Deviation Application No. PA-0700030 was approved by the San Joaquin County Community <br /> Development Department on May 16, 2007. The effective date of approval is May 26, 2007. This <br /> approval will expire on November 24, 2008, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg,468-3160) <br /> a. APPROVED USE: This approval is for a deviation to reduce the minimum front yard setback from <br /> 30' to 18' 4" to allow for an attached carport/porch cover as shown on the site plan dated March 27, <br /> 2007. <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. SETBACKS: All other setbacks shall remain the same as those listed in Development Title Table 9- <br /> 310.3. <br />
