Landscaping
The site plan depicts a landscaped area adjacent to State Route 132, however the
dimensions are not provided. Pursuant to Development Title Section 9-1020.7, a minimum
ten (10) foot wide planting strip shall be required along adjacent streets. Therefore a ten
(10)foot wide landscaping strip shall be installed along State Route 132. The ten (10)foot
wide landscaping strip along State Route 132 must be shown on a revised site plan.
Council of Governments
This project is subject to the SJMSCP and is located within an unmapped land use area.
Per requirements of the SJMSCP, unmapped projects are subject to case-by-case review.
This can be a 90 day process and it is recommended that the project applicant contact
SJMSCP staff as early as possible. Schedule a SJMSCP biologist to perform a
preconstruction survey prior to any building.
Initial Study and Next Steps
The Initial Study is currently on hold pending the completion of a Traffic Study as required
by the Department of Public Works. The Initial Study must be circulated for agency review
a minimum of thirty(30) days before a determination on the project can be made.
Upon the completion and circulation of the Initial Study, and submittal of a revised site
plan with the items discussed in the memo, the Community Development Department will
make a determination on the project. If any issues surface from the environmental review
or other issues arise, the Community Development Department may schedule another
Development Committee meeting to discuss all issues.
3
