Landscaping <br /> The site plan depicts a landscaped area adjacent to State Route 132, however the <br /> dimensions are not provided. Pursuant to Development Title Section 9-1020.7, a minimum <br /> ten (10) foot wide planting strip shall be required along adjacent streets. Therefore a ten <br /> (10)foot wide landscaping strip shall be installed along State Route 132. The ten (10)foot <br /> wide landscaping strip along State Route 132 must be shown on a revised site plan. <br /> Council of Governments <br /> This project is subject to the SJMSCP and is located within an unmapped land use area. <br /> Per requirements of the SJMSCP, unmapped projects are subject to case-by-case review. <br /> This can be a 90 day process and it is recommended that the project applicant contact <br /> SJMSCP staff as early as possible. Schedule a SJMSCP biologist to perform a <br /> preconstruction survey prior to any building. <br /> Initial Study and Next Steps <br /> The Initial Study is currently on hold pending the completion of a Traffic Study as required <br /> by the Department of Public Works. The Initial Study must be circulated for agency review <br /> a minimum of thirty(30) days before a determination on the project can be made. <br /> Upon the completion and circulation of the Initial Study, and submittal of a revised site <br /> plan with the items discussed in the memo, the Community Development Department will <br /> make a determination on the project. If any issues surface from the environmental review <br /> or other issues arise, the Community Development Department may schedule another <br /> Development Committee meeting to discuss all issues. <br /> 3 <br />
