The Use Permit for Oasis Marina, UP-63-2484, was approved by the Board of Supervisors on April 30, <br /> 1963, with the following items and Conditions of Approval: <br /> .Launching ramp <br /> .16-unit 'boatel" <br /> .173 covered berths <br /> .16 open berths <br /> .Snack bar <br /> .Office/residence <br /> .140-car parking area <br /> .Six-unit mobile home park solely for use of the operators, employees, and agents of the Oasis Marina <br /> and not for transient or temporary use. <br /> .Yacht sales building <br /> .Boat repair shop <br /> .Standard Oil sign <br /> .Storage shed for 56 boats <br /> .Harbor Master's quarters <br /> Conditions <br /> 1. The permitted use shall not at any time develop into a nuisance, as herein defined. If, in the <br /> opinion of the Planning Commission or Board of Supervisors, any County Ordinance or State Law <br /> or regulations or conditions attached hereto are being violated in connection with the operation <br /> of this use, they shall retain the power to revoke or modify this permit. For the purpose of this <br /> Use Permit, a nuisance is defined as follows: <br /> 'Nuisance is defined as anything resulting from unreasonable or unlawful practices or <br /> from neglect that is or tends to be injurious to health, safety, or public welfare or is <br /> unsightly or offensive to the senses so as to interfere with the comfortable enjoyment of <br /> life or property in the neighborhood area, as such neighborhood area is defined by the <br /> Planning Commision.' <br /> 2. The attached Plot Plan is hereby made a permanent part of this approved Use Permit and shall <br /> be identified as 'Exhibit A," and all construction, reconstruction, moving, remodeling, or other <br /> structural alteration shall be made in conformity therewith. Any variation from said Plot Plan shall <br /> be first approved by the Planning Department or Commission. <br /> 3. This Use Permit is granted under the condition that said permit not be transferred within a 90-day <br /> period after the date of approval. <br /> 4. Installation of sewage and water facilities recommended by the Local Health District. <br /> 5. Approval of the State Board of Reclamation and the U. S.Army Corps of Engineers, including any <br /> required modification of plan. <br /> 6. Access and encroachment to Grimes Road subject to the approval of the County of San Joaquin <br /> Department of Public Works and Traffic Engineer, including the location of access ramps. <br /> 7.
