CONDITIONS OF APPROVAL <br /> PA-1800222 <br /> PARBATI QUARTAROLI &ASSOCIATES, INC. <br /> Minor Subdivision Application No. PA-1800222 was approved by the Community <br /> Development Department on February 15, 2019. The effective date of approval is February <br /> 25, 2019. This tentative map approval will expire on February 24, 2022, which is three (3) <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2)a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Staff: Frank Girardi, [209]468-8469) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative <br /> map dated August 22, 2018. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following <br /> note shall be placed on the Final Map-a-nd recorded as a separate instrument: <br /> All persons purchasing parcels within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with agricultural <br /> operations or activities, such as noise, odors, insects, dust or fumes. San Joaquin County <br /> has determined that such inconveniencies or discomforts shall not be considered to be a <br /> nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 50 feet, measured at the front yard setback <br /> line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 7,260 square feet(Development Title Section <br /> 9-310.4) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) The existing 25-foot wide private easement for access to Parcel(s) 1 and 2, along Parcel <br /> 1, shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> At the time of non-agricultural development of Parcel 2, the entire length of the private <br /> right-of-way for Parcel 2 shall be constructed and maintained to the standards <br /> required by the California Fire Code and applicable San Joaquin County <br /> Improvement Standards. (Development Title Section 9-1150.15[c]) <br />
