PA-0400524 OF CENTURY 21 <br /> PROPERTIES UNLIMITED (C/O SHOUP LAND SURVEYING) (APN: 157-140- <br /> 10/40/51) (ADDRESS: 3782 E. GUERNSEY AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision pre-application to subdivide <br /> 6.67 acres. The applicant has requested that two options be addressed in the pre-application <br /> review. The first option proposes 43 residential lots ranging from 3,500 to 10,000 square feet <br /> each. The second option proposes 50 residential lots ranging from 3,100 to 9,000 square feet <br /> each. <br /> The project site is located on the south side of Guernsey Avenue, 250 feet east of State Route <br /> 99, east of Stockton. <br /> The property has a General Plan designation of R/L (Low Density Residential) and is zoned R-L <br /> (Low Density Residential). <br /> The Community Development Department has reviewed the pre-application for PA-0400524 and <br /> offers the following comments: <br /> Background <br /> In 1986, a Minor Subdivision application (MS-86-82) created two of the three parcels which are <br /> involved in this current project. A Major Subdivision (SU-91-8) was applied for in November of <br /> 1990 to subdivide the largest parcel and the adjacent parcel to the east into thirty-eight (38) <br /> residential lots. This application was approved in March 1991 but expired in March 1996. In May <br /> of 1991, a Lot Line Adjustment application (LA-91-76) was approved that created the current <br /> configuration of the parcels. <br /> Standard Lot Size and Width <br /> The minimum lot size for parcels in the R-L (Low Density Residential) zone is 6,000 square feet. <br /> For Major Subdivision applications, the size of individual lots may be reduced to seventy-five <br /> percent (75%) of the minimum lot size required by Table 9-310.3, provided the following <br /> conditions are met: <br />
