Staff is also proposing that each internal lot have a <br /> minimum of one street tree and that corner lots have one tree <br /> on both street frontages. <br /> HAZARDS: <br /> Noise• <br /> This project is totally within the 65 db noise contour for <br /> State Route 99 . The ordinance code requires that no noise <br /> level exceed 65 db Ldn at the property line of residential <br /> developments. Because of this, a sound study will have to be <br /> conducted that will determine what mitigation, if any, is <br /> necessary to meet these standards. <br /> FACILITIES/SERVICES: <br /> Sewage Disposal , Water Supply, and Storm Drainage: <br /> Sewage disposal will be provided by the East Stockton Sewer <br /> District system. The original four parcels had 23 . 66 sewer <br /> connections. The developer purchased 14 additional <br /> connections, so there are enough for the 38 proposed lots. <br /> The remaining oversized parcels in the expanded area do not <br /> h[tve enough sewer connections to take advantage of the smaller <br /> parcel sizes without the purchase of additional hookups. <br /> California Water Service Company has indicated that they will <br /> provide water. Storm drainage will be into Mormon Slough via <br /> storm drains. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> The Environmental Initial Study prepared for this Zone <br /> Reclassification and Major Subdivision concluded that the project <br /> would not have a significant, adverse effect on the environment. <br /> On this basis, a Negative Declaration has been prepared. <br /> -10- <br />
