Development Committee -2- <br /> SA-95-34 <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Richard <br /> Larrouy, 468-3142) : <br /> a . APPROVED USE. This approval shall be to change an <br /> existing non-conforming use to a new non-conforming use <br /> in an existing shop building: from a cabinet shop to an <br /> automotive restoration facility. <br /> b. BUILDING PERMIT. A "COMMERCIAL BUILDING PERMIT <br /> APPLICATION" will be required for any structural <br /> remodelling and may be required if the approval results <br /> in a change of occupancy to the building. The Site Plan <br /> required as a part of the building permit must show <br /> drainage, driveway access details including gates, on- <br /> site parking, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK <br /> LIST" for details) . A fee is required for the Site Plan <br /> review. (Development Title Section 9-884) <br /> c. BUSINESS LICENSE. The applicant shall secure an approved <br /> Business License prior to the initiation of the use. The <br /> Business License may be submitted concurrently with the <br /> building permit application. (Section 7-1000 of the <br /> County Ordinance Code) <br /> d. PARKING and SURFACING. Off-street parking shall be <br /> provided and comply with the following: <br /> All parking spaces, driveways, maneuvering areas, and <br /> used automobile parking areas shall be surfaced and <br /> permanently maintained with base material of appropriate <br /> depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. (Development Title <br /> Section 9-1015 . 5) <br /> Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title <br /> Section 9-1015. 5) <br /> Parking shall be provided as follows: 2 spaces for each <br /> 1, 000-square-feet of building used for automotive <br /> repairs, . 67 space for each employee on the largest <br /> employment shift, and one space for each automobile being <br /> stored on the site. The size and location of the <br /> employee and customer parking spaces shall be consistent <br /> with the requirements of Chapter 9-1015 of the <br /> Development Title. Parking calculations and details <br /> shall be included on the Site Plan. <br />
