Project Description: <br /> The site, 26955 South Hansen Road,is bound by Highway 580 to the southeast, South Hansen Road to <br /> the west and a neighboring manufacturing use to the north. The proposed use of 26955 South Hansen <br /> Road is to develop this site as a construction and lumber procurement site and for boat, truck, trailer <br /> and vehicle storage. The future owner of the property and the applicant, B&D Inc./Arch Lumber have <br /> many job sites throughout California and this site is strategically located for them. It is also well <br /> located to meet the growing demand for boat and vehicular storage in the surrounding areas. <br /> The procurement portion of the proposed development will be used for administration, storage, <br /> shipping and receiving, preparation and storage as well as equipment repair related to a construction <br /> and lumber company. Bulk materials will come in by truck, be unloaded and stored, and then be <br /> organized and shipped out to various job sites. <br /> �- The boat,trailer and vehicle storage area of the proposed development includes 128 -40 foot spaces,46 <br /> - 30 foot spaces and 5 oversize spaces. This area has been carefully laid out to meet a range of storage <br /> needs. This area includes well-planned ingress and egress routes to meet the turning radius <br /> requirements of the types of vehicles that will be utilizing it. <br /> The proposed site plan includes two "off premise signs" due to it being well located along the 580 <br /> Highway. The proposed site plan also shows a pad and the required surrounding easement for a cellular <br /> relay based upon previous interest by cellular companies in this use at this location. The signage and <br /> tower will comply with the existing design standards per 9-1710.6 and 9-1065.4 of the City s Municipal <br /> Code respectively. <br /> The site slopes gently from the south to the north and it is being proposed that the existing drainage <br /> patterns be maintained. The development of the site will include two storm water retention basins;one <br /> to intercept the existing drainage swale and one at the low point of the property. These retention <br /> basins will connect with the existing drainage ditch at the street. The existing 30,000-gallon swimming <br /> pool will be retrofitted to be used for the static water supply. There is an existing and permitted septic <br /> and leach field that will be utilized by this development. An expansion field is shown on the site plan <br /> should it become necessary. <br /> As part of the development of the site South Hansen Road will be expanded by 10 feet up to the <br /> entrance to the property.
