LIGHT, AIR & SPACE CONSTRUCTION <br /> ENVIRONMENTAL SERVICES COMPANY <br /> License Number 445403 <br /> R.E.A.Number 04072 <br /> The subject property consists of a trapezoidal-shaped parcel of land of approximately 7.9 acres <br /> improved with a one-story residence of about 2,500 square feet, garage shop of about 1,500 and <br /> small garden barn of about 800 square feet. Development near the property vicinity includes a <br /> concrete products yard and wood pallet manufacturer. The property is currently used as a residence. <br /> The subject property is located in an area of mixed rural and commercial development just south of <br /> Tracy in San Joaquin County, California. <br /> OBSERVATIONS AND CONCLUSIONS <br /> LA&S did not observe visual evidence of hazardous-material contamination, indications of <br /> hazardous material storage or disposal or use on-site,or identify significant concerns relating to <br /> PCBs,USTs, ASTs, Radon or Drinking Water at the subject property. No transformers were <br /> observed on-site. A possible recognized environmental condition(pipeline) is noted for this <br /> property. <br /> LA&S does note that given the age of the residence building, Asbestos Containing Building <br /> Materials(ACBM)and Lead-based Paint(LBP)may be present. Before any demolition or <br /> remodeling of the existing building/interiors is undertaken, appropriate sampling of suspect <br /> materials should be done. <br /> LA&S noted several engine motor blocks and transmissions from old vehicles,parked vehicles <br /> some paint containers and one 5-gallon sealed bucket of what appeared to be used motor oil. <br /> LA&S recommends that these items,together with other rubbish observed on the property should <br /> be properly disposed off-site. If ground stains are observed in relation to these items,then <br /> subsurface sampling and analyses may be wan-anted to ascertain whether surface soil has been <br /> affected. <br /> LA&S notes a 16-inch TOSCO/76 crude petroleum oil pipeline crosses the property in a 10-foot <br /> wide easement. The easement crosses the property from southeast to northwest,just west of the <br /> existing buildings. The current property owner has not reported any previous problems related this <br /> pipeline during their occupancy of the site. There were no reports of regulatory issues with the <br /> pipeline. This pipeline was recently surface marked by the oil company and the pipeline currently <br /> transports pressurized liquid crude petroleum oil.
