The assessment was performed in <br /> accordance with the recommendations presented in the American Society for Testing and Materials <br /> (ASTM) Standard Practice for Environmental Site Assessments: Phase I Environmental Site <br /> Assessment Process, E1527-00 and accepted industry standards/practice. <br /> The specific scope of work included the following: <br /> • Prior Use History Review <br /> • Environmental Database Review <br /> • Visual Reconnaissance <br /> _ • Preliminary ACBM Screen <br /> • PCB Equipment Search <br /> • AST and UST Search <br /> • Preliminary Radon Review <br /> • Preliminary LBP Screen <br /> • Drinking Water Quality <br /> • Information provided by the Client <br /> The purpose of the ESA was to ascertain whether a"recognized environmental concern"is present <br /> on the site property as outlined in the following definition: Excerpt from ASTM E-1527-00: <br /> Definition of Recognized Environmental Concern- <br /> 3.3.31 Recognized Environmental Conditions -The presence or likely presence of any ha72rdous substances or <br /> petroleum products on a property under conditions that indicate an existing release, a past release, or a material <br /> release of any hazardous substances or petroleum products into structures on the property or into the ground,ground <br /> water, or surface water or the property. The term includes hazardous substances or petroleum products even under <br /> conditions in compliance with laws. The tens is not intended to include de minimis conditions that generally do not <br /> present a material risk of harm to public health or the environment and thateg nerally would not be the subject of an <br /> enforcement action if brought to the attention of appropriate governmental agencies. Conditions determined to be <br /> de minimis are not recognized environmental conditions. <br /> 33 Site Descriotion <br /> The subject property consists of a trapezoidal shaped parcel of land of approximately 7.9 acres <br /> improved with a one-story residence of about 2,500 square feet, garage shop of about 1,500 and <br /> small garden barn of about 800 square feet. Development near the property includes a concrete <br /> products yard to the north and wood pallet manufacturer across Hansen Road.
