(Development Title Section 9- <br /> 1015.5[e]) <br /> (2) Based on the list of approved uses, a minimum of 178 parking spaces shall be provided, <br /> including one (1) handicapped accessible space. Accessible spaces shall be located as close as <br /> possible to the primary entrance(C.C.R., Title 24). (Construction Services-Light: 1 space is <br /> required for every 1,000 feet of building area/Automotive Sales and Service, Operable Vehicle <br /> Storage: 1 space is required for every 1,000 feet of building area, .3 spaces are required for <br /> every employee and 1 space is required for every stored vehicle.) (Development Title Section 9- <br /> 1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> f. LOADING: One (1) loading spaces shall be provided. The space shall be a minimum of twenty- <br /> five (25) feet in length and fifteen (15) feet in width, and shall have a minimum height clearance of <br /> fourteen (14) feet. On-site driveways and maneuvering areas may be used in lieu of one of the <br /> loading spaces as long as maneuvering areas for delivery vehicles are provided. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> South Hansen Road, shall be installed across the frontage of the project site. (Development <br /> Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage.
