e. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Harlan Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.8) (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Twelve trees shall be planted and evenly spaced throughout the parking lot. g. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division (1) The existing structure exceeds the allowable floor area permitted by the Uniform Building Code for a B occupancy and VN type of construction. The building shall be provided with an automatic fire sprinkler system, change type of construction, or separated into conforming areas with area separation wall(s). (2) A grading plan shall be submitted by the applicant, and it shall be approved and a grading permit issued by the Building Inspection Division prior to performing any excavation or filling of earth material. (3) The Construction Site Plan shall indicate the following: A. Provide parking for the physically disabled. The space(s) shall be located as close as possible to the primary entrance (C.C.R., Title 24). B. Provide identification signs for the parking space(s), including the "tow away" sign at each entrance or visible from each space(C.C.R., Title 24). C. The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R., Title 24). D. Provide one van parking space. (4) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) (Uniform Plumbing Code, Table 4-1). 2.
