e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Harlan Road, shall be installed across the frontage of the project site. (Development Title Section <br /> 9-1020.8) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Twelve trees <br /> shall be planted and evenly spaced throughout the parking lot. <br /> g. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division <br /> (1) The existing structure exceeds the allowable floor area permitted by the Uniform Building Code <br /> for a B occupancy and VN type of construction. The building shall be provided with an automatic <br /> fire sprinkler system, change type of construction, or separated into conforming areas with area <br /> separation wall(s). <br /> (2) A grading plan shall be submitted by the applicant, and it shall be approved and a grading permit <br /> issued by the Building Inspection Division prior to performing any excavation or filling of earth <br /> material. <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s), including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> (4) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) (Uniform <br /> Plumbing Code, Table 4-1). <br /> 2.
