We <br /> currently operate in excess of 270 Travel Centers making Pilot the largest retail operator in the country. <br /> Our facilities are located at interchanges on heavily traveled interstates and highways. We are planning to <br /> build a new Pilot Travel Center off Interstate 5 and Roth Road. The development will include a new <br /> building approximately 10,300 square feet to include a mercantile area, a McDonald's restaurant with a <br /> drive fhru and professional driver amenities including public showers and laundry. The building will have <br /> a cement base stucco finish with a troweled finish. The primary color will be"row house tan"with <br /> "tycoon brown"accents. The main entrance will be accented by an arched entry with double glass doors <br /> and red metal accent roof. The site will be professionally developed with fuel service to include 6 <br /> gasoline dispensers under a canopy and 10 commercial truck diesel fueling lanes under separate <br /> canopies. For automobile ingress and egress two 30' access cuts off Roth Road would be needed. Truck <br /> ingress and egress will require one 50' access cut for ingress and one 50' access cut for egress. We will <br /> have approximately 75 auto parking spaces and 132 truck parking spaces. A certified commercial vehicle <br /> scale will be provided in the commercial truck area. <br /> The site plan and building elevations are enclosed for review prior to our meeting next week. The <br /> property is currently undeveloped except for a small paved area. It is located on Roth Road just east of <br /> the Monierlifetile business. The property is currently part of APN 193-330-30 which totals 23.51 acres. <br /> Pilot will be leasing 15.41 acres of the property from the current property owner. The parcel is zoned I-G <br /> and located within San Joaquin County. Pilot is interested in applying for a water tap on the existing 16" <br /> water line along Roth Road to eliminate the install water wells. If sanitary sewer is unavailable, it is <br /> understood that leach fields will need to be installed. We know from monitoring other existing Pilot <br /> locations how much water and sewer will be used per day. The Pilot facility will use an average of 5,100 <br /> gallons/day. McDonald's restaurant will use an average of 1,500 gallons/day.
