r <br /> CONDITIONS OF APPROVAL <br /> MS-97-13 <br /> Gallagher <br /> Minor Subdivision Application No. MS-97-13 was approved by the San Joaquin County <br /> Community Development Department on September 30, 1997. The effective date of approval is <br /> October 10, 1997. This tentative map approval will expire on October 9, 2000, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2)a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT- (Staff Contact: Chandler Martin, 468-3144) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) Parcels shall have a minimum lot area of 5 acres. (Development Title Section 9- <br /> 610.2) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement for access to Parcels 2, 3, and 4, along <br /> Parcels 1, 2, and 3, shall be shown on the Parcel Map. (Development Title Section <br /> 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> A. At the time of development of Parcels 2, 3, or 4 , the entire length of the <br /> private right-of-way for the parcel to be developed shall be constructed and <br /> maintained to the standards required by Section 10.207 of the Uniform Eire <br /> Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15(cll <br /> C. STORM DRAINGAGE: The following note shall be placed on the Parcel Map and also shall <br /> be recorded as a separate instrument(Development Title Section 9-1135.): <br /> (1) At the time of issuance of a building permit, drainage shall be retained on the site, <br /> unless a terminal or other public community drainage system has been developed. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (See the attached letter from Public Works dated 9-4-97.) <br /> 3. PUBLIC HEALTH SERVICES: (See the attached letter from Public Health dated 8-20-97.) <br /> Conditions of Approval - 1 - MS-97-13 <br />
