f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.519]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip shall be installed along the eastern <br /> and western boundaries of the site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property that are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. (Development Title Section 9-1020) <br /> (4) The parking area shall be landscaped as specified in Development Title Section <br /> 9-1020.6. The parking area shall be provided with a minimum of five percent of <br /> landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Twenty-eight trees shall be planted and evenly spaced <br /> through the parking lot. (Development Title Section 9-1020.6) <br /> (5) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six to seven feet in height. (Development Title <br /> Section 1022.4[d][21) <br /> h. A grading plan shall be submitted by the applicant, and it shall be approved and a <br /> grading permit issued by the Building Inspection Division prior to any excavation or filling <br /> of earth material. <br /> i. The units are judged to be a D-1 congregate occupancy, the recreation area an A2.1 <br /> occupancy, the grocery area an M occupancy, the offices a B occupancy, and the <br /> service shop an S-3 occupancy, all of which are required to be designed by an architect <br /> or engineer. <br /> 2.
