Thomas M. Gau -2- <br /> COMMENTS ON DEVELOPMENTS <br /> UP-98-18 (REVISION) <br /> 4. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $144.23 per <br /> daily trip-end generated in the Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 5. A supplement to the traffic study conducted by Spectrum Engineering, dated July 31, 1998, <br /> shall be prepared to include a change in land use for this application. The study shall <br /> include the following: <br /> a. New traffic counts (seven-day count and during crop season) <br /> b. Reassessment of the trip generation rate to reflect more conservative trip estimates <br /> without buses <br /> C. Reassessment of the trip distribution to show more westbound trips beyond <br /> State Highway Route 88 and/or southbound trips) <br /> d. Reassessment of employee shifts to represent more accurate start times due to <br /> daylight limitations (i.e. 6:30 to 7:00 a.m. rather than 4:30 to 5:00 a.m.). <br /> 6. The developer shall install two (2) downgradient monitoring wells. A plan including well <br /> design, location and monitoring schedule shall be submitted for approval by the Department <br /> of Public Works Solid Waste Division. <br /> 7. Enclosures for storage of recyclable materials, which include plastics, glass, aluminum, <br /> cardboard and newspapers, shall be provided. (Ordinance No. 3756, Chapter 9-1160). <br /> 8. Spaces for recycling used tires prior to their disposal shall be required. <br /> 9. Area for recycling used oil shall be provided. (Grant funds for a used oil recycling system <br /> may be available through the Department of Public Works Solid Waste Division at <br /> 468-3066.) <br /> 10.
