REVISED CONDITIONS OF APPROVAL <br /> TOM NOMA <br /> MS-91-97 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All easements of record shall be shown on the Parcel Map. <br /> b. Property line between Parcels #1 and #2 shall be re-aligned to <br /> eliminate the jog. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> C. A Parcel Map is required. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 739 . 00 <br /> for each single family dwelling unit in the Lodi area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the Parcel Map indicating that the area is <br /> suitable for septic tank usage. <br /> b. The existing private water well shall be tested for the <br /> chemical Dibromochloropropane (DBCP) prior to recordation of <br /> the Parcel Map in concurrence with the soil suitability study <br /> samples are to be taken and run by a State-approved lab. <br />
