CONDITIONS OF APPROVAL <br /> PA-1300085 <br /> Golden Bear Ranch Properties, LLC/Gibson <br /> Lot Line Adjustment Application No. PA-1300085 was approved by the San Joaquin County <br /> Community Development Department on July 1, 2013,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 31, 2014, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated May 29, 2013. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and <br /> shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of <br /> Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has been deemed <br /> complete. Filing fees are required for this application. (Government Code Section 51257) <br /> d) PROPERTY LINE SETBACK: (The following requirement shall apply): <br /> (1) The proposed new property line for Parcel "A" shall meet the rear yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) <br /> for non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS (See the attached memo dated June 12, 2013) <br /> NOTES AND INFORMATION ONLY: <br /> APN: 063-070-31 is not under a Williamson Act Contract. APN's: 063-070-54; -55; -58 are under <br /> Williamson Act Contract No. PA-0900147(WA). The proposed application is consistent with Government <br /> Code Section 51257. <br />
