CONDITIONS OF APPROVAL <br /> MS-92-161 <br /> DONALD HIEB <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been f i led with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTKENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> C. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Locust Tree Road to the property line <br /> with a 20 ' x 20 ' corner cut-off (snipe) at the <br /> intersection of Harney Lane and Locust Tree Road shall be <br /> required across the frontage of Parcel 3 . (Planning <br /> Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for Harney Lane across Parcel <br /> 3 shall be constructed in conformance with the standards <br /> for one-half of a 60-foot right-of-way rural collector <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate.
