CONDITIONS OF APPROVAL <br /> MS-92-155 <br /> THOMAS AND IRENE SHEPHARD <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 1 shall contain . 95 acres and Parcel 2 shall <br /> contain . 69 acres. <br /> b. A 20 foot wide easement for access is required to serve <br /> Parcel 2 . The easement shall run from Helen Lane to a <br /> public roadway. (Planning Title Section 9-9380{cl) <br /> C. Access shall be provided in accordance with the <br /> requirements of the Uniform Fire Code Section 10 . 207 . <br /> (Board Resolution R-88-1200) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 882 . 00 per single family dwelling unit in the <br /> Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> C. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (251 ) wide right-of-way along Helen <br /> Lane frontage of APN 086-410-7 . (A $200. 00 fee currently <br /> is required for processing per Development Title Table in <br /> addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. <br /> (Planning Title Section 9-9380, 9-9204) <br />
