CONDITIONS OF APPROVAL MS-92-155 THOMAS AND IRENE SHEPHARD Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire two (2) years from the date of approval unless, (1) all Conditions of Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor' s Division. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. Parcel 1 shall contain . 95 acres and Parcel 2 shall contain . 69 acres. b. A 20 foot wide easement for access is required to serve Parcel 2 . The easement shall run from Helen Lane to a public roadway. (Planning Title Section 9-9380{cl) C. Access shall be provided in accordance with the requirements of the Uniform Fire Code Section 10 . 207 . (Board Resolution R-88-1200) 2 . DEPARTMENT OF PUBLIC WORKS: a. A Parcel Map is required. (Planning Title Section 9- 9112) b. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $2 , 882 . 00 per single family dwelling unit in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) C. The owner shall execute an Irrevocable Offer to Dedicate a twenty-five foot (251 ) wide right-of-way along Helen Lane frontage of APN 086-410-7 . (A $200. 00 fee currently is required for processing per Development Title Table in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.
