COMMENTS ON DEVELOPMENTS <br /> MS-92-155 <br /> 3 . The owners of parcels along the west side of Helen Lane from <br /> Foppiano Lane to project site shall execute Irrevocable Offers <br /> of Dedication to result in a twenty-five foot (251 ) wide <br /> right-of-way measured from the center line of Helen Lane plus <br /> a 20' X 20' corner cut-off (snipe) . The owner of APN 086-410-2 <br /> or the owners of APN 086-410-12 and 14 shall execute an <br /> Irrevocable Offer to Dedicate a five foot (51 ) wide <br /> right-of-way along the access road of APN 086-410-7 and any <br /> required corners or corner cut-offs. (A $200 . 00 fee per <br /> agreement currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for <br /> dedication. ) (Planning Title Section 9-9380, 9-9430, 9-9431) <br /> 4 . The owner shall execute an Irrevocable Offer to Dedicate a <br /> twenty foot (201 ) wide right-of-way along the access road from <br /> Helen Lane to the west property line of APN 086-410-2 and a <br /> twenty-five foot (251 ) wide right-of-way along the east <br /> property line of Parcel 1 with a fifty-foot radius turn-around <br /> at Parcel 2 . (A $200. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to a <br /> copy of the Grant Deed and a legal description of the parcel to <br /> be offered for dedication. ) <br /> (Planning Title Section 9-9380, 9-9204) <br /> 5. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> 6. The Helen Lane and the access road shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10. 207 , San Joaquin County Standards F-la , F-lb, & F-lc <br /> and the Waterloo-Morada Fire District prior to issuance of the <br /> building permit.
