The site is <br /> located within Section I of the C.M. Weber Grant. This property <br /> and the surrounding area are zoned AG-40 (Agricultural) . The <br /> topography of this location is very flat with a gradient of <br /> approximately 0 . 0008 , sloping west to east. There are no existing <br /> waterways or drainage channels crossing the property. <br /> The topographic soils map prepared by the University of <br /> California, Berkeley, indicates the site is largely covered by <br /> Columbia very find sandy loam. For over forty (40) years, the <br /> subject property has been the site of a single family residence <br /> located on Parcel 1 as shown on the attached Site Plan. The latest <br /> San Joaquin County Water Conservation District Maps reveals the <br /> standing water level of the subject site to be at a depth of <br /> approximately one hundred and five (1051 ) feet. This relates to a <br /> groundwater elevation of approximately 60 feet. <br /> Attached is a copy of percolation tests performed on January <br /> 22 , 1992 , by R. W. Siegfried & Associates, Consulting Civil <br /> Engineers. Both test holes reveal that the surface soils are <br /> underlain by very fine sandy loam soil at a depth of approximately <br /> three (31 ) feet. The observed percolation rates are 5 . 0 and 19. 2 <br /> minutes per inch for Test Holes 1 and 2 , respectively. <br /> Within a radius of one-fourth (1/4) mile of the subject <br /> property, there are eight (8) existing residences, including a <br /> house on the subject site. There is no history of septic system <br /> failures in this area.
