DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley: 209-468- <br /> 3000) <br /> 1. The developer shall obtain a Conditional Letter of Map Revision based on Fill (CLOMR-F) to <br /> remove all areas of proposed development from the special flood hazard area prior to <br /> approval of the Final Map. Additionally, the developer shall obtain a Letter of Map Revision <br /> based on Fill (LOMR-F) prior to building permit application. <br /> Informational Note: <br /> (i.) All future building permits for projects located within a Special Flood Hazard Area at the <br /> time of permit issuance shall meet the San Joaquin County flood hazard reduction <br /> requirements(Title 9, Chapter 9-1605) and all requirements of the State of California <br /> (CCR Title 23)that are in force at the time of permit issuance. As an example, these <br /> requirements may include raising the finish floor elevation one foot above the expected <br /> flood level and/or using flood resistant materials. <br /> V. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Ted <br /> Tasiopoulos 209-953-7698) <br /> 1. A qualified environmental professional shall prepare a surface and subsurface contamination <br /> report, identifying any potential source of surface or subsurface contamination caused by <br /> past or current land uses. The report shall include evaluation of non-point source of <br /> hazardous materials, including agricultural chemical residues, as well as potential point <br /> sources, such as fuel storage tanks, septic systems, or chemical storage areas. If the report <br /> indicated there is contamination, corrective action shall be taken as recommended in the <br /> report and concurred with by Environmental Health prior to recordation of Final Map(San <br /> Joaquin County Development Title, Section 9-905.12(a)(c)) <br /> A review fee of$244 shall be paid at the time of submittal to the Environmental Health <br /> Department. <br /> 2. Written Confirmation is required from the Mountain House community Services district that <br /> improvements have been constructed or financial arrangements have been made for any <br /> improvements for public sewer required by the agency. In addition, written confirmation from <br /> the Mountain House Community Services District that the agency has or will have the sewer <br /> capacity to serve the development is also required (San Joaquin County Development Title, <br /> Section 9-1100.3) <br /> 3. This project shall be provided with public water service at the time of Final Map recordation. <br /> A letter shall be submitted from the Mountain House community Services District stating that <br /> these services either are bonded for or are in place, prior to final approval (San Joaquin <br /> County Development Title, section 9-1120.2) <br /> 4. Any geotechnical drilling shall be conducted under permit and inspection by the <br /> Environmental Health Department(San Joaquin County Development Title, Section 9-1115.3 <br /> and 9-1115.6) <br /> VI. TRACY FIRE DEPARTMENT (Staff Contact: Scott Owen 209-831-4401) <br /> 1. Fire hydrants within the residential portion of the subdivisions shall be spaced with a <br /> maximum separation of no more than 500 feet measured along a vehicular path of travel.
