OVERVIEW OF PROJECT DESCRIPTION <br /> The proposed project is made up of two new Tentative Subdivision Maps—one <br /> for Neighborhood K a�d the other for Neighborhood L. The proposed project <br /> would include development of 691 acres,or 14.5 percent of the approximately <br /> 4,780 acres of Mountain House. Proposed land uses are as follows(see Figures <br /> 2-3 and 2-4): <br /> ■ Two residential neighborhoods(approximately 361.29 acres), containing <br /> 1,578 single-family detached homes and 838 attached homes (total of 2,416 <br /> dwelling units); <br /> ■ 38.93 acres of commercial uses, consisting of 2.95 acres of neighborhood +� <br /> commercial, 19.01 acres of community commercial, and 16.97 acres of <br /> mixed use (Old River site); <br /> ■ 136.45 acres of neighborhood, community and regional parks, including a <br /> linear park/trail system along Old River that forms the northern boundary of <br /> Mountain House and a park along Mountain douse Creek that is part of <br /> Neighborhood L; ` <br /> ■ 47.33 acres of lakes(storm drainage system) in Neighborhood K and 52.93 <br /> acres of lakes in Neighborhood L; <br /> ■ 12.67 acres of water quality basins in Neighborhood L; <br /> ■ One 2-acre area in Neighborhood L for a transit station adjoining the Union <br /> Pacific Railroad (UPRR)and Byron Road; <br /> ■ 1.13 acres for public facilities in Neighborhood K and 5.2 acres of private <br /> facilities in Neighborhood K; <br /> ■ 33.11 acres for two separate K-8 schools,one in each neighborhood (17.11 <br /> acres in Neighborhood K and 16 acres in Neighborhood L); <br /> ■ Landscaped roadways to interconnect the community; <br /> ■ Extensions of bicycle/pedestrian trails; and <br /> ■ Expansions of all required infrastructure and utilities(e.g.,water and <br /> wastewater lines,etc.). <br /> (srrn 1) 2-4 <br />
