CONDITIONS OF APPROVAL <br /> PA-1000266 AND PA-100267 <br /> Shea Mountain House, LLC <br /> Major Subdivision Application Nos. PA-1000266 and PA-1000267 was approved by the <br /> Planning Commission on December 1, 2011. The effective date of approval is December 11, <br /> 2011. This Tentative Map approval will expire on December 10, 2021, which is ten (10) years <br /> from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2)a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section <br /> Number have been identified as ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified and other ordinance requirements may apply. <br /> CONDITIONS OF APPROVAL FOR PA-1000266 <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, <br /> 209-953-7509) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s)shall be in substantial compliance with the <br /> Revised Tentative Map dated October 6, 2011 (PA-1000266-Neighborhood L), and all <br /> Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan and <br /> all other applicable Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director without requiring a new subdivision map application or a revision to <br /> approved actions application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be <br /> subject to Design Consistency Review and shall be consistent with the conditions of approval <br /> for the Tentative Map. Final Maps shall be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision <br /> map shall be subject to Design Consistency Review and shall be consistent with the conditions <br /> of approval adopted for the Tentative Map for Neighborhood L." <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: Final maps, improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin <br /> County Community Development Department and found consistent with the approved Tentative <br /> Map, including all conditions of approval, the Mountain House Master Plan, Specific Plan ll, <br /> Development Title, and all other applicable Community Approvals. <br /> Timing: Prior to approvals and prior to issuance of development permits. <br /> Conditions of Approval -1- <br />
