West, 2768.81 feet distance from the intersection of the center lines of said Grant Line Road and Patterson Pass Road; thence South 84 49' West along the center line of said Grant Line Road, .a distance of 20.08 feet; thence North 3023.93 feet to the North line of said Section 16; thence South 89 24' East along the North line of said Section 16, a distance of 20 feet to the point of beginning. EXCEPTING all that portion lying within the present right-of-way of Grant Line Road. ALSO EXCEPTING THEREFROM all oil, gas and minerals lying in and under said land as conveyed to Capitol Company by deed recorded 12-29-41 in Book 764, Page 108 Official Records of San Joaquin County.
