t r CONDITIONS OF APPROVAL PA-03-276 Roche Site Approval Application No. PA-03-276 was approved by the San Joaquin County Community Development Department on August 12, 2003. The effective date of approval is August 22, 2003, This approval will expire on February 20, 2005, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of.the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. i 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Rick Griffin, [209]468-3154) a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan required as a part of the grading building permit must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan review. b. APPROVED USE: This approval is for a private right-of-way from Henry Road to the west ten acres of Lot 16 of Thalheim Colony Tract (APN: 229-220-26) as shown on the Site Plan dated June 5, i 2003. c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit.- (1) ermit:(1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards.adopted by the San Joaquin County Fire Chiefs Association. (2) This project will potentially serve more than three residences and shall comply with the San Joaquin County Development Title Section 9-1150.18, Standards for this Project, Road Names and Road Name Changes, Public and Private. Please contact the Community Development Department at 468-2193 to complete this process prior to requesting Fire Department approval. Note: This property has a S. Henry Road address.
