t r <br /> CONDITIONS OF APPROVAL <br /> PA-03-276 <br /> Roche <br /> Site Approval Application No. PA-03-276 was approved by the San Joaquin County Community <br /> Development Department on August 12, 2003. The effective date of approval is August 22, 2003, <br /> This approval will expire on February 20, 2005, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of.the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> i <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Rick Griffin, [209]468-3154) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for a private right-of-way from Henry Road to the west ten acres <br /> of Lot 16 of Thalheim Colony Tract (APN: 229-220-26) as shown on the Site Plan dated June 5, <br /> i 2003. <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall <br /> be retained on the site. The drainage pattern and corresponding storm drain improvements shall <br /> be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. (Development Title Section 9-1135) <br /> s d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit.- <br /> (1) <br /> ermit:(1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards.adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This project will potentially serve more than three residences and shall comply with the San <br /> Joaquin County Development Title Section 9-1150.18, Standards for this Project, Road <br /> Names and Road Name Changes, Public and Private. Please contact the Community <br /> Development Department at 468-2193 to complete this process prior to requesting Fire <br /> Department approval. <br /> Note: This property has a S. Henry Road address. Henry Road runs north and south. The roadway <br /> serving this parcel runs east and west.
