CONDITIONS OF APPROVAL <br /> PA-1300219 <br /> CRUM FAMILY RANCH LLC, ETAUASPEN SURVEY <br /> Lot Line Adjustment Application No. PA-1300219 was approved by the Community <br /> Development Department on March 4, 2014, which is the effective date of approval. This <br /> approval will expire on September 3, 2015, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of <br /> Survey has been filed, if required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Legal descriptions of <br /> the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> i) The proposed new side property line for Parcel One and Parcel Three shall meet the <br /> side yard setback requirements for the AL-10 zoning designation (Limited <br /> Agriculture, 10-acre minimum) for non-agricultural and agricultural structures. <br /> (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated February 18, 2014) <br /> NOTES AND INFORMATION ONLY: <br /> South San Joaquin Irrigation District: (See attached memo dated February 19, 2014) <br /> APN's: 229-210-01 and 229-180-01 are under Williamson Act Contract WA-99-0006. <br /> The proposed application is consistent with Government Code Section 51250. <br /> The address of 16672 South Henry Road, Escalon was added to APN: 229-180-01for the-existing <br /> residence for proposed Parcel Three. <br />
