CONDITIONS OF APPROVAL <br />PA -1600208 <br />HOLLY COMMERCE CENTERXIER & WRIGHT <br />Lot Line Adjustment Application No. PA -1600208 was approved by the Community Development <br />Department on October 13, 2016 , which is the effective date of approval. This approval will expire on <br />April 14, 2018, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209] 468-3154) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br />plan dated September 14, 2016. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment' shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community <br />Development Department. The legal descriptions shall be prepared, stamped and signed by a <br />Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br />Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. LOT SIZE AND WIDTH: The following requirements shall apply: <br />1. Parcels 1 and 2 shall contain a minimum of 2.0 acres in size (Development Title Section 9- <br />872.2[d]), <br />2. Parcels land 2 shall have a minimum lot width of 100 feet (Development Title Section 9-872.2[g]). <br />2.
