23 September 2005
AGE-NC Project No. 05-1330
Page 14 of 18 /tn
CHMIRS databases are lists ofunauthorized releases of oils and hazardous substances, typically from
spills, many minor in nature. Only significant spills or spills on adjacent properties are noted.
6.3. SUMMARY_ O DATABASE EAR H C \ N 00 C ,fr'
Sites Within - ee Radius:
Marley Cooling Tower (MTC), 150 North Sincla'rAvenue, was found on the CORRACTS, AWP,
BEP.CAL-SITES and TOXIC PITS databases. The CAL-SITES and TOXIC PITS listings noted the
cases were closed. This site was listed on the EDR report as approximately 2,749 feet north from the
subject property;the site is actually approximately 3,500 feet from the property.
1
The MTC site is currently in site mediation; information from ground water monitoring events notes 1
a depth to ground water of approximately 65 feet bsg and a flow direction to the south. The current
plume (chromium) is known to extend approximately 2,500 feet to the south of the facility. AGE
notes that this does not extend to the subject property, and all municipal drinking water is tested and
contaminant-free.
f
The Marley Cooling Tower Company(MCTQ previously operated a cooling tower fabrication plant
at the site which included a wood preservation process using solutions containing copper, chromium
and arsenic. Wood preserving was discontinued at this facility in January 1991, however past i
operational practices resulted in contamination of soils and groundwater underlying the site. Soils
were contaminated with copper, chromium, and arsenic; groundwater was polluted primarily by
chromium. Groundwater is currently extracted from 14 extraction wells on and off-site; the plume
is considered controlled.
Based on the status, distance and direction from the subject property,AGE found no indication from i.
the EDR report that this site is of environmental concern to the subject property.
Sites Within '/:- He Radius:
CORTESE Database: The CORTESE database identifies known hazardous waste and substance
" sites;most sites are also LUST sites.Except for unusual site conditions or large releases of petroleum
hydrocarbons,it has become increasingly recognized that releases of petroleum hydrocarbons to the
subsurface rarely migrate more than a few hundred feet from the point of release. Therefore, sites y
located more than '/<mile away normally have limited potential to impact the subject property.
` The CORTESE list included six sites within a%anile search radius of the subject property; all sites
were also listed on the LUST database.
.
