CONDITIONS OF APPROVAL <br /> VERA BROOKS <br /> SA-92-0060 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. All animal enclosures shall be maintained free from <br /> litter, garbage, and excessive accumulation of manure. <br /> b. Pigeons shall be kept or maintained a minimum distance of <br /> 100 feet from the nearest property line. (9-1045 . 5 of <br /> the Development Title) <br /> C. No butchering of pigeons shall be permitted on site. <br /> d. There shall be no commercial sale of pigeons on site. <br /> e. Two parking spaces shall be required. Each parking space <br /> shall be an unobstructed rectangle of a minimum nine (9) <br /> feet wide and twenty (20) feet long. (Section 9-1015 . 3 <br /> and Section 9-1015 . 5{b} of the Development Title) <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $855. 00 per 1, 000 gross square foot of building as <br /> "Manufacturing" in the Delta area. The fee shall be <br /> automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) (Resolution R-90-304 , R-91-1025) <br /> 3 . PUBLIC HEALTH SERVICES <br /> a. Submit a manure management plan to the Environmental <br /> Health Division for review and approval. The plan must <br /> include the following: <br /> 1. Weekly handling of manure so as not to cause an <br /> odor or a vector nuisance. <br /> 2 . Daily removal of dead birds and correct storage <br /> until final disposition. <br /> 3 . Correct feed handling procedures so as not to cause <br /> a vector nuisance. <br />
