(Development Title Section 1022.4[d][2]) <br /> j) SIGNS: The existing pole sign is not permitted and shall be removed. A <br /> monument sign is permitted and shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Site Plan. All portions of any sign shall <br /> be set back a minimum of five (5) feet from any future right-of-way line, including <br /> any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> k) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) The proposed use will change the occupancy from a R/3 occupancy to a A/3 <br /> occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. A licensed <br /> architect or registered engineer shall prepare all documents. <br /> 2) Exterior wall less than ten feet from the property line shall be of 1 hour fire- <br /> resistive construction. Openings will not be permitted less than 5 feet and <br /> protected less than 10 feet. <br /> 3) Provide parking for the physically disabled. The space(s) shall be located as <br /> close as possible to the primary entrance.
