Phase Three (building permits to be issued within fifteen [15] years from the effective <br /> date of approval) includes the construction of the following: <br /> • Three(3)60,000 warehouses totaling 180,000 square feet <br /> • 20,000 square foot cold storage building <br /> Y 720 square foot fumigation chamber <br /> Existing Buildings: <br /> • 53,119 square foot warehouse building. <br /> • 32,000 square foot agricultural processing building. <br /> 7,500 agricultural processing building. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of any <br /> building permits. (Development Title Section 9-1245.2) <br /> d. EXISTING STRUCTURES TO BE CONVERTED: Building permits shall be acquired to <br /> convert the following buildings for commercial use prior to issuance of any building or grading <br /> permits for this Site Approval: <br /> • 7,500 square foot warehouse. <br /> 12,000 square foot agricultural processing building. <br /> 1,120 square foot fumigation building. <br /> • 23,400 square foot agricultural processing building. <br /> 128 square foot restroom building. <br /> e. LOT LINE ADJUSTMENT APPLICATION PA-1800107: Lot Line Adjustment application <br /> PA-1800107 shall be completed and deeds recorded prior to the issuance of any building or <br /> grading permits for the facility. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[e]) <br /> (2) A minimum of 50 parking spaces shall be provided in Phase One.. (Development Title <br /> Section 9-1015.9) <br /> (3) Parking spaces for persons with disability shall be provided as required by Chapters 11A <br /> and 11 B of the California Building Code. <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (5) Each parking stall shall be an unobstructed rectangle, minimum nine(9)feet wide and <br /> twenty (20)feet long. (Development Title Section 9-1015.5[b]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> PA-1800021 (SA) Conditions of Approval 2 <br />
