Water softeners should not be installed because the sodium from water softeners will bind the c7lay <br /> soil and destroy permeability. Although this phenomenon is debated in the scientific literature, it is <br /> our opinion that it is a distinct possibility and should be avoided since it could lead to a decrease in <br /> disposal area longevity. <br /> The building designer/engineer/architect, the plumber, and the septic system contractor must all <br /> coordinate so that proper grades are established thus preventing the lift station tanks from having to <br /> be set too deep in the soil. The bottom of the tank cannot be any deeper than 10 feet below existing <br /> grade and possibly shallower if groundwater is encountered higher than 11 ft below grade. In <br /> addition, effluent lines should not cross fresh water or electrical lines. <br /> Accurate"as-builts"of the septic system to be installed in the future must be supplied to the <br /> Environmental Health Department. All applicable"distance" and"setback"requirements must be <br /> strictly followed. <br /> It is imperative to recognize that all septic systems and disposal areas have a lifespan. This lifespan <br /> is unpredictable due to the numerous operational and environmental factors involved. A critical <br /> lifespan issue is controlling the on-site water use as much as possible. This may be accomplished by <br /> using low flow toilets and spring-loaded sink faucets. Restricting water use also includes checking <br /> for water leaks in toilets, dripping faucets, etc. on a regular monthly basis. <br /> Another source of nitrate loading can be from the lawn or other landscape type plants that may be <br /> planted over the filter bed area. It is recommended not to use any nitrogen fertilizer in this area. If it <br /> is deemed necessary to use them, "slow release"nitrogen fertilizers should be used on the lawns <br /> and/or landscaping to reduce nitrate loading from the disposal area. <br /> 20 <br /> Chesney Consulting <br />
