Project Description <br /> Tracy Material Recovery Facility and Transfer Station Expansion <br /> 30703 S MacArthur Drive, Tracy, California 95377 <br /> Site Zoning and Surrounding Land Use <br /> The site is currently zoned as open space/resource conservation (AG:40, Agricultural: 40 <br /> Acres) by San Joaquin County. The City of Tracy has designated the parcel as being <br /> within its Sphere of Influence, with a prezoning of A/G or Agriculture/General. <br /> The two predominant land uses in the project area are agriculture and gravel mining. <br /> Specifically, to the east and south of the site are fields of row crops and orchards. To the <br /> west are the continuing operations of the LoneStar Industries gravel mining operations and <br /> to the north Teichert Aggregates operates a sand and gravel mining facility. An existing <br /> irrigation canal also parallels the site's western boundary. The closest residences (mobile <br /> homes) to the project site are two located approximately 600 feet north of the site on the <br /> east side of MacArthur Drive.
