CONDITIONS OF APPROVAL <br /> MS-92-60 <br /> JACK K. & MARYANNE SIEVERS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1 . DEPARTMENT OF PUBLIC: WORKS: <br /> a . A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 096 . 00 per single family dwelling unit in the <br /> Lockeford area . The fee will be $2 , 181. 00 per single <br /> family dwelling unit in the Lockeford area effective <br /> February 17 , 1992 . The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering <br /> Construction cost Index as published by the Engineering <br /> News Record. ) (Resolution R-90-304) <br /> C. Dedication to result in a 30-foot wide right-of-way form <br /> the centerline of Mackville Road to the property line <br /> with a 20 ' x 20 ' corner cut-off (snipe) , located 42-feet <br /> from the centerline of Liberty Road, shall be required <br /> across the frontage of APN 021-160-24 . (Planning Title <br /> Section 9-9430 , 9-9431) <br /> d. The frontage improvements for Mackville Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 60-foot right-of-way rural road. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250 . 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal descriptions of Parcels 1 & 2 and an <br /> estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval .
