The effective date of approval is June 5, 2004. This <br /> tentative map approval will expire on June 5, 2007, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated February 25, 2004. <br /> b. WILLIAMSON ACT CONTRACT: An application for a California Land Conservation Contract (also <br /> known as the Williamson Act) shall be fled prior to approval of the Parcel Map. Legal descriptions <br /> reflecting the new parcel configurations shall be submitted with the application. Filing fees are <br /> required for this application. <br /> c. NOTICE OF NON-RENEWAL: A Notice of Non-renewal for all parcels below the ten (10) acre <br /> minimum parcel size will be required in conjunction with the contract. A fee for the recording of the <br /> Notice of Non-renewal is required. <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels One and Two shall have a minimum lot width of 150 feet. (Development Title Section 9- <br /> 610.4) <br /> (2) Parcel One shall be between two (2) net acres and five (5) gross acres in size. (Development <br /> Title Section 9-610.3[a]) <br /> e. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred until June 5, 2014, or upon the death of an owner <br /> owning at least fifty(50) percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for <br /> homesite purposes, except for financing only, by Section 9-610.3 of the San Joaquin <br /> County Development Title. <br /> f. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to parcels One and Two, across parcel <br /> APN 009-110-07, shall be shown on the Parcel Map.
