KLEINFELDER <br /> SOIL SUITABILITY STUDY <br /> VISTA LUNA VINEYARDS APN 009-170-04 & 009-170-05 <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> v'. SITE DESCRIPTION / PROPOSED DEVELOPMENT <br /> At the time of our investigation, each of the parcels consisted of a field that had been <br /> recently cultivated. Parcels 009-170-04 (152.23 acres) and 009-170-05 (179.61 acres) <br /> were located east and west, respectively, of an extension of Mackville Road north of <br /> Liberty Road. The two parcels were bound to the north by a grape vineyard, to the <br /> south by a dry creek bed, and to the east and west by bare fields. The parcels are <br /> currently zoned AG-80 (General Agriculture). We understand it is proposed to split <br /> each parcel into two parcels (four total, parcels 1, 2, 3, and 4) to be planted with <br /> grapes. PAST USE <br /> a = <br /> Historical aerial photographs of the site show the land to be undeveloped fields. The <br /> property owner indicated that the parcels once consisted of an apple orchard for a few <br /> seasons. No historical photographs showing an apple orchard on the site were found <br /> in our search. We know of no commercial or residential uses of the study area at this <br /> time. <br /> /3. SEPTIC PERMITS AND PERFORMANCE <br /> SJCEHD files were searched to identify septic permits at parcels in the project vicinity. <br /> There were no permits on file for the parcels proposed to be split. Five permits were <br /> reviewed for five parcels located adjacent to or near the subject property. These <br /> permits were for new installations and repairs/additions to existing septic systems. <br /> Each of the permitted residential sewage disposal systems was for conventional <br /> septic/leach field systems with 25-foot deep seepage pits. A summary of the permit <br /> information is presented on Plate 3, and copies of the permits are attached. <br /> ,V4. FIELD INVESTIGATION <br /> In order to evaluate the subsurface conditions at the project site, on June 8, 2006, one <br /> soil profile boring was drilled within each proposed parcel area. The soil profile <br /> borings were drilled to a depth of about 25 feet with the exception of the boring drilled <br /> for percolation test P-4.
