CONDITIONS OF APPROVAL <br /> SA-98-71 <br /> Deforest <br /> Site Approval Application No. SA-98-71 was approved by the San Joaquin County Community <br /> Development Department on February 3, 1999. The effective date of approval is February 13, 1999. <br /> This approval will expire on August 14, 2000, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force,and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulMled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kai Luoma,468-9567) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIALBUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping,signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing truck-trailer parking and <br /> maintenance facility in three phases over five(5) years: Phase 1 is a 4,056 -square-foot <br /> trailer maintenance shop and forty-three(43) trailer parking spaces; Phase 2 is a 1,356- <br /> square-foot addition to the Phase 1 shop;and Phase 3 is a 2,040-square-footadditionto an <br /> existing shop building,as shown on the Plan submitted December 14, 1998. <br /> C. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shat I be included. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes <br /> (automobile and truck) shall be surfaced and permanently maintained with base <br /> material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. All other areas that are used <br /> for vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> Aggregate base may be used for trailer storage areas. <br /> (2) A minimum of seven (7) additional parking spaces shall be provided in the main <br /> parking lot for a total of forty (40) spaces, including the two (2) existing accessible <br /> spaces (Development Title Section 9-1015.3). In addition, seventeen (17) <br /> automobile spaces shall be provided for the proposed truck parking area to the east <br /> of the site,as shown on the plan submitted December 14, 1998. <br /> Conditions of Approval - 1 - SA-98-71 <br />
