Indicate what facts in the case of this <br /> a lication su ort each of the findings. <br /> 1. The granting of the Deviation will not be materially detrimental to other properties or land uses in the area. <br /> The proposed parcels created by Minor Subdivision will be adequate size to continue being farmed. The creation of three 9.27±acre <br /> parcels will not be detrimental to surrounding properties,which are also being farmed. The proposed project will not change the <br /> Character of the neighborhood or prevent surrounding property owners from enjoying the full use of their property. <br /> 2. There are exceptional or extraordinary circumstances or conditions applicable to the property or to the intended uses that do <br /> not apply to other properties in the same zoning district in the vicinity. <br /> The property is bound on the north by Mahon Road,a road 40-Feet in width. Bound on the south by a productive orchard,and the east <br /> and west boundaries are surrounded by parcels of less than 10.0 acres,therefore the extraordinary circumstances of the physical <br /> boundaries do not apply to other properties in the same zoning district in the vicinity. <br /> 3. The strict application of the regulation deprives the property of privileges enjoyed by other properties in the vicinity. <br /> The strict application of the regulation deprives the property owner of the right to subdivide the property. Development Title Section 9- <br /> 9-524.2(b)(1)allows up to a ten percent reduction in lot size without a public hearing. The physical boundaries of Mahon Road,the <br /> Productive orchard and parcels smaller 10.0 acres makes a lot line adjustment impractical solution. <br /> 4. The granting of the Deviation is consistent with the General Plan. <br /> The proposed use is consistent with goals, policies,standards,and maps of General Plan. There are no Master Plans,Specific Plans, <br /> Special Purpose Plans or any other plans. The General Plan density of each parcel will still be met if a Minor Subdivision Application <br /> Is approved and three 9.27±acre parcels are created.
