The above note,together with the owner consenting to the preparation and filing of the map, gives constructive notice to title companies, future property buyers and the public of the requirement to provide a private irrigation easement as well as its size and location. b. Obtain a structure permit for new service structure connections to District facilities which are necessary to provide service to the new parcels. c. The design strength and diameter of the proposed private pipelines and structures shall be adequate to handle standard delivery heads or flows for that area. 3. The owner shall grant easements of sufficient width for all District facilities which may exist on subject property to serve as a replacement for any prescriptive and/or unrecorded easements that are present. All existing recorded or newly dedicated District easements shall be shown and identified on the survey map prior to its recording. 4. Owner shall obtain an Encroachment Permit from District for fencing or any other proposed encroachments of District easements resulting from the proposed parcel split. Owner shall provide District with unrestricted access to its pipeline and control structures. 5. If a proposed homesite or building area is lower than adjacent irrigated property, a permanent berm or ditch will need to be constructed around the homesite parcel or building site, to prevent accidental flooding from irrigation water. Property owner shall either verify field elevations or submit a written statement to District indicating that property in question is not subject to flooding from adjacent irrigated property or pipelines. Likewise, owner shall provide the District with a written statement or explanation if any of the above stated conditions do not pertain to the situation involving the proposed minor subdivision. 6. Owner shall provide District with a set of improvement plans to review and approve which show any proposed on-site or off-site improvements that may occur as a result of this minor subdivision. This will be necessary to help District determine if any upgrade or improvements to District facilities are necessary. Plan submittal and approval will not be necessary if District determines that project will not affect District facilities. 7. A copy of the survey map shall be provided to the District Engineering Department for review to ensure that the above conditions have been satisfied.
