The above note,together with the owner consenting to the preparation and filing of the map, <br /> gives constructive notice to title companies, future property buyers and the public of the <br /> requirement to provide a private irrigation easement as well as its size and location. <br /> b. Obtain a structure permit for new service structure connections to District facilities which are <br /> necessary to provide service to the new parcels. <br /> c. The design strength and diameter of the proposed private pipelines and structures shall be <br /> adequate to handle standard delivery heads or flows for that area. <br /> 3. The owner shall grant easements of sufficient width for all District facilities which may exist on <br /> subject property to serve as a replacement for any prescriptive and/or unrecorded easements that <br /> are present. All existing recorded or newly dedicated District easements shall be shown and <br /> identified on the survey map prior to its recording. <br /> 4. Owner shall obtain an Encroachment Permit from District for fencing or any other proposed <br /> encroachments of District easements resulting from the proposed parcel split. Owner shall <br /> provide District with unrestricted access to its pipeline and control structures. <br /> 5. If a proposed homesite or building area is lower than adjacent irrigated property, a permanent <br /> berm or ditch will need to be constructed around the homesite parcel or building site, to prevent <br /> accidental flooding from irrigation water. Property owner shall either verify field elevations or <br /> submit a written statement to District indicating that property in question is not subject to flooding <br /> from adjacent irrigated property or pipelines. Likewise, owner shall provide the District with a <br /> written statement or explanation if any of the above stated conditions do not pertain to the <br /> situation involving the proposed minor subdivision. <br /> 6. Owner shall provide District with a set of improvement plans to review and approve which show <br /> any proposed on-site or off-site improvements that may occur as a result of this minor subdivision. <br /> This will be necessary to help District determine if any upgrade or improvements to District <br /> facilities are necessary. Plan submittal and approval will not be necessary if District determines <br /> that project will not affect District facilities. <br /> 7.
